DEFINITIONS:

Owners: Guy & Alison Gowing, The Granary, Braydeston, Blofield, Norwich NR13 5AP
Party Leader: The responsible individual with responsibility for the booking
Guests: Those people included on the booking form
YOUR BOOKING
On receipt of your payment, which must be a single payment from the Party Leader, we will send you confirmation of the booking showing the remaining balance owing, and a receipt for your deposit. The balance is due ten weeks prior to the date of arrival. If the booking is taken within ten weeks of arrival, then full payment must be made at the time of booking.

Please check all the details in your Booking Confirmation promptly after receiving the Booking Confirmation and notify us as soon as possible, and in all cases within 24 hours of receipt of your Booking Confirmation, if you think there are any mistakes or errors with your Booking. If you notice that it is you who have made a mistake, we may be able to amend your Booking but you could incur additional costs. If we have made a mistake with your Booking or it contains any errors, which are our fault, you will need to contact us within 24 hours of receipt of your Booking Confirmation to confirm your correct Booking Details with us so we can then reissue your Booking Confirmation. You will not incur any additional costs for this.

Please carefully read through our Booking Conditions, detailed below. We advise you to purchase Holiday Cancellation Insurance.

Your booking is made as a consumer, and you acknowledge that no liability can be accepted for any business losses however suffered or incurred by you. When we issue our written confirmation to you, we enter into a contract with you, the Party Leader, which is subject to these booking conditions. Any dispute or queries will be between the Party Leader and the Owners of The Ballroom Blakeney.

The Party Leader will assume responsibility for the whole party and the compliance with these rules of all party members. We have the right to refuse any booking prior to the issue of our written confirmation, and if we do this, we will tell you in writing and promptly refund any money you have paid us.

When your confirmation is received, the details must be checked carefully. If anything is not correct you should tell us immediately. You may not add to the party size stated on your booking form without prior consent from the Owners of The Ballroom Blakeney.

The Owners of the Ballroom Blakeney take bookings through its own website and other platforms. Please visit the Booking Terms and Conditions on those websites also.

You must be aged 18 years or over when the booking is made.

Bookings for stag and hen or similar parties are not permitted.
PAYING FOR YOUR ACCOMMODATION

If a booking is made up to 10 weeks before your holiday is due to start a deposit of 35% of the booking price is payable at the time of booking. At this point your booking becomes binding and we will confirm your holiday. Payment of the deposit signifies your acceptance of these terms and conditions. The deposit payment is non-refundable or transferable.

The balance of the booking cost (+ any additional pre-agreed charges) must be received by us no later than 10 weeks before your arrival date and once this is paid it is non-refundable. The Owners of The Ballroom Blakeney reserves the right to cancel any booking where payments have not been received at the appointed times.

For all bookings made within 10 weeks of the date your holiday starts, the full rent, plus any pre-agreed additional charges, must be paid at the time of booking. All payments made to the Owners of The Ballroom Blakeney within ten weeks of arrival are non-refundable or transferable.

For any booking payments made directly through The Ballroom Blakeney’s website, including deposits, booking fees and security deposits these will need to be made via Bacs transfer, details of which will be on the booking confirmation schedule.

There is a £40 admin fee for all bookings, which is non-refundable.
SECURITY DEPOSIT AND DAMAGE TO PROPERTY

A security deposit will be required which is payable 2 days before your day of arrival. If during the hire period there are any breakages, damage or extra cleaning caused to the property or its contents by the Party Leader or any member of your party (including a pet) then the Party Leader should report this to the Owners of The Ballroom Blakeney as soon as possible.

The Party Leader undertakes to reimburse the Owner via The Ballroom Blakeney for all reasonable costs it incurs for repairing the damage or if applicable replacing the item(s) damaged or broken. Each item will be charged individually.
The Party Leader shall be deemed to have forfeited the security deposit if:

During the hire period there are any breakages or damage caused to the property or any furniture (including moving), equipment, or utensils, either within or outside the property (including without limitations).

The property being left in an unreasonable and unclean state
-
Loss or non-return of keys. Please note there will be a charge for a locksmith for any keys lost if necessary
-
neglect or damage to the property
-
The hirer has vacated the property and the property requires any additional cleaning beyond what would be reasonably and normally expected.

If there is no damage to the property or items within or around the property, then the security deposit will be repaid within 2 weeks of departure.

The Ballroom Blakeney, will not be responsible for any bank charges you might occur if the funds are not available upon security deposit hold.
-
Any issues to report after your departure will be sent in writing within 7 days and charges discussed thereafter.

Security deposits will be returned within 14 days of departure providing there are no charges.
YOUR RESPONSIBILITIES

You must make sure that all the information you provide in connection with your Booking, including all Booking Details, are true, accurate, current and complete.

You accept full financial and other responsibility for all transactions made under your name or account that you hold with us. We will notify you of any payments that are due, and you shall be responsible for paying them within the timescales that we specify.

The Party Leader agrees to take good care of the property and leave it in a clean and tidy condition at the end of the holiday. A cleaning service is not provided during the holiday unless otherwise specified, agreed and paid for in advance. Should the Owner be dissatisfied with the condition of the property once it has been vacated, they may refuse to take a booking from any member of the party again.

To permit The Owners of The Ballroom Blakeney reasonable access to the property and not to part with possession of the property, or share it, except with members of the party shown on the Booking Schedule.

Not to sell or transfer the booking to another party without The Owner’s agreement.
-
Not to cause an annoyance or become a nuisance to occupants of adjoining premises and not to smoke inside The Ballroom, Blakeney.

The Owner’s will not be liable for any act, neglect or default on the part of the Owners or any other person not within their employ or otherwise under their control, nor for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which the Guest or any other person may suffer or incur arising out of, or in any way connected with, the rental unless The Ballroom Blakeney is responsible. In addition, the Owners and The Ballroom Blakeney accept no liability for loss of or damage to the Guest’s possessions on the Owners’ property or land. Nothing in these clauses excludes or limits the liability of The Owners: for death or personal injury caused at The Ballroom Blakeney or the Owners.

The Party Leader promises to The Owners that before, during and after the Holiday Period that the number of people and pets occupying the Property will not exceed the number stated in the Booking Confirmation – a cot may only be occupied by a child aged 24 months or less.

You cannot arrange for additional visitors to come to the Property or hold events (such as parties, celebrations or meetings) at the Property without obtaining the written consent of the Owners in advance.

The Property will be used solely for the purpose of a holiday or private accommodation by The Party Leader and Guests and will not be used for any commercial or business purpose. For the avoidance of any doubt, the Party Leader and Guests are permitted to use the Property as private accommodation for “working from home”.

The Party Leader will (and you will ensure that the Guests will) show all due consideration and respect for the Owner, their representatives, neighbours and other persons or parties that have a connection with the Property. This includes refraining from abusing your right to use the Property or Rental Services or participating in any illegal, dangerous, offensive, inappropriate, violent or anti-social behaviour towards such people.

The Party Leader will (and you will ensure that the Guests will) use the Property and Rental Services lawfully, will not abuse or damage any facilities provided as part of the Rental Services and will comply with any health and safety or other policies or instructions notified to you by us or the Owner in connection with the Property or Rental Services.

The Party Leader will allow the Owner or any representative of the Owner (including any tradespeople) to access the Property at any reasonable time during the Holiday Period provided the Owner (or us acting on the Owner’s behalf) provides you with reasonable advance notice (except where the Owner requires access to the Property due to an emergency, or the Owner becomes aware that you have breached, or has reasonable suspicion to believe that you will breach these Booking Terms).

The Party Leader will keep the Property and all furniture, utensils, equipment, fixtures and fittings in or on the Property in the same state of repair and condition as at the start of the Holiday Period and you will ensure that at the end of your Holiday Period the Property is left in the same state of order and cleanliness in which it was found. The Owners may charge you for any additional, reasonable charges for professional cleaning after the end of your Holiday Period where you have failed to comply with this paragraph. These charges are necessary in order to return the Property to its original state of cleanliness and tidiness for future bookings by other customers.

The Party Leader will be charged for the cost of replacing bed linen and towels with permanent staining including those from red wine, hair dye, fake tan or makeup.

If The Party Leader intends to organise a function (e.g., party, wedding or other event) at the property, you must seek prior permission from The Owners. A facility fee and an increased security deposit may apply at the Owner’s discretion.

Décor: No glitter, confetti, balloon water bombs, paper lanterns or fireworks. No sticking of decorations on walls or windows. Please do not move any furniture.

No suppliers, for additional hospitality or on-site leisure services, unless pre-agreed with the Owners may be permitted.

The number of guests staying must be declared upon booking and any changes must be notified before arrival. Any guests over the legal capacity of the house will be asked to leave.

The Party Leader and Guests will report as soon as possible to the Owner (or to the Owner’s representative) any breakages or damage caused by you or your Guests during the Holiday Period. Without affecting any other remedies that the Owner has under the Rental Contract, you promise to fully reimburse the Owner for the cost of replacement or repair for such breakages or damage.

The Party Leader and Guests will arrive at the Property no earlier than the time confirmed in your Booking Confirmation on the first day of your Holiday Period and you will vacate the Property by no later than the time confirmed in your Booking Confirmation on the last day of your Holiday Period) or any other times as otherwise agreed with the Owner in writing;

The Party Leader will not allow any person other than himself/herself and Guests to use the facilities and amenities of the Property without the express permission of the Owners.

The Party Leader will provide The Owners with any information that is reasonably requested from you or your Guests.
-
The Party Leader will keep the location of all keys for the Property, which the Owner shall provide you (or otherwise provide you details of in the Booking Confirmation), confidential and return all of them and other access mechanisms at the end of your Holiday Period to the location requested by the Owner in the Booking Confirmation or as the Owner may otherwise request from you; and

The Party Leader will notify all Guests before the Holiday Period starts of your and their obligations under this paragraph

The Party Leader’s responsibility for Guests: The Party Leader will be responsible for all Guests staying at the Property and the things they do (and do not do) even if you do not stay there yourself during the Holiday Period.

The Party Leader’s responsibility for travel and health documentation: The Party Leader will be responsible for ensuring that you, your Guests and any pets have the relevant travel and health documents and requirements needed for visiting the country in which a property is located. These include any passport or other identification documents, visa requirements and, in the case of pets, any vaccines or microchips. We will not be liable for any expenses incurred resulting from your missing, incomplete or incorrect documentation or any non-compliance with such requirements.

Your responsibility to comply with the law: The Party Leader will be responsible to ensure that all Guests comply with applicable laws (such as restrictions on travel or staying at properties due to health or lockdown or due to inclement weather).

If any Guest fails to comply, or is likely to fail to comply, with any of the requirements set out in this paragraph, the Owner (or the Owner’s representative) may refuse to allow you and your Guests to enter and stay at the Property or can require you and your Guests to leave the Property before the end of the Holiday Period. In either case, you will be treated as having broken the terms of Rental Contract and your Booking will be cancelled. In these circumstances, you will not receive a refund of any of the Total Charges and The Owners shall be responsible for any other costs and expenses you must pay due to you not being able to stay in the Property, such as the cost of finding any alternative accommodation or making alternative travel arrangements. This may also affect our decision as to whether to accept any future Booking from you.

Failure to comply with anything in these Booking Terms: We shall also not be responsible for having to find alternative accommodation for you if you have breached any of your obligations under these Booking Terms.
AMENDING, CANCELLING OR TRANSFERRING A BOOKING AFTER A BOOKING CONFIRMATION

If The Party Leader would like to amend your Booking after the Booking Confirmation, please contact us directly in writing. The Owner may or may not agree.

If the Owner does not agree, please remember that it is up to the Owner. The Party Leader’s contract is with the Owner.

If an Owner does agree to amend the Booking, there may be additional charges and an administration charge. The additional charges may be due to the Owner under the Rental Contract (which could occur, for example, if your Booking has been amended for a more expensive or longer Holiday Period) or due to us under the Booking Contract (for example, to cover our costs of making the amendment). However, we will always notify you of these charges in advance and you will be responsible to pay them. If there are charges due to the Owner, we will collect them, as usual on behalf of the Owner.

If you need to cancel your booking you must contact us as soon as possible in writing at least 14 days before your arrival.

The booking deposit is non-refundable under any circumstances. Balances paid are not refundable within 10 weeks of your arrival date.

We STRONGLY RECOMMEND that you take out suitable travel/holiday insurance to cover every eventuality where The Party Leader is forced to cancel as the above terms are non-negotiable.

Once made, the date of your booking may not normally be changed for any reason, except at the discretion of the Owners.

If The Party Leader cancels the original booking, the normal cancellation policy will prevail regardless of any subsequent booking made.

The Ballroom Blakeney reserves the right to amend prices on the website due to errors or omissions, but such changes shall be notified to the guest as soon as possible and the guest shall be able to change the booking with a refund if the amended price is significantly higher than the original price quoted.

Payments may be made by electronic bank transfer. Any charges raised against The Owners by their bank for handling dishonoured cheques, bank transfers or any other payments will be passed onto the Party Leader who is liable to reimburse. International payments made by the Party Leader that incur banking fees must be paid by the Party Leader
CANCELLATION OF BOOKING BY US

If we must cancel your booking in advance for any reason you will be offered a refund of the full amount of the booking fee. If we must terminate your holiday early due to unforeseen circumstances out of our control, you will be refunded for the remaining part of your stay. No additional compensation will be payable. As advised above, for peace of mind we strongly advise you to purchase holiday cancellation insurance.

If the booking is affected by a COVID national or international lockdown, or any other government restrictions, then we will offer a full refund or change of dates. If you or a member of your party need to isolate or test positive for COVID, our usual cancellation policy above applies.
GENERAL

The Owners of The Ballroom Blakeney hold a proprietary interest in the property (here referred to as “the Owners” or “the Owner”). The rental arrangements are made by The Ballroom Blakeney on behalf of the Owners and the contractual relationship is directly between The Ballroom Blakeney on behalf of the owners of the property and the Party Leader.

If for any reason beyond the Owners’ control the property is not available on the date booked (owing, for example, to fire damage) or the property becomes unsuitable for holiday letting, all rent and charges are paid in advance by the Party Leader will be refunded.

Wi-Fi and Phone Reception: The Owner cannot (and does not) guarantee the speed of any broadband at the Property (or what you will be able to download or stream whilst there). If the description of the Property does not state that Wi-Fi is included it is not. Please be aware that internet and phone reception in rural areas can sometimes be poor. The Owner shall not be responsible for such matters except, if the description of the Property states that Wi-Fi is included, the Owner will be responsible for ensuring that Wi-Fi has been set up at the Property.

CCTV: The Ballroom Blakeney may use CCTV system outside for the safety and security of their property and guests. You may be notified as part of the description of the Property or at the Property itself that CCTV is in operation.

The Property is in an agricultural area there will occasionally be sounds and smells associated with countryside living that cannot be avoided. The Owner shall not be held liable for building work noise or disruption coming from neighbouring properties.
PETS
-
The Ballroom Blakeney website is designated as pet-friendly which indicates that it can accommodate one well-behaved pet. Pets must not be taken to any property unless authorised to do so.
-
Pets are usually subject to an additional charge which we will inform you of on enquiring. Once paid, the supplement for pets is non-refundable in all circumstances.
Where pets are permitted in the property:

You must not exceed the number of dogs allowed in the property unless previously agreed with the Owner.
-
They must not be left unattended in the property at any time.
-
They must not be allowed in any of the bedrooms or on any of the furniture within the property.
-
They must always be kept under strict control.
-
The guest(s) must bring baskets and bedding for the pets.
-
Any damage (which must be reported immediately) or excessive cleaning caused by pets may incur additional charges to be requested at The Owner’s discretion.
-
Whilst the garden is described as enclosed, it does not mean that it is ‘escape-proof’ for pets.
-
The hirer must clean up any fouling of gardens or grounds without delay.
-
The Owner can be held responsible for the safety of your dog whilst staying at the property.
ACCIDENTS, INJURY AND PERSONAL PROPERTY

The Owner shall have no liability for the death or personal injury to the Party Leader or any member of the party.
-
The Party Leader must take all the necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property.
WEBSITE AND ADVERTISEMENTS

The Owner’s of The Ballroom Blakeney aims to ensure that the information and descriptions provided are accurately conveyed on the official website (www.theballroomblakeney.com) and in any authorised third-party websites or advertisements. There may be small differences between the actual accommodation and its description as we are always seeking to improve services and facilities. Should any facilities or services become unavailable we will tell you as soon as possible after we have been made aware of the situation. Similarly, we cannot accept responsibility for any changes or closures to local area amenities or attractions mentioned on the website or advertised elsewhere.
DURING YOUR STAY

You can arrive at The Ballroom Blakeney after 4pm, on the start date of your holiday and you must leave by 10am on the last day. The Ballroom Blakeney is entitled to refuse to hand over to you, or to repossess, the property if we reasonably believe that any damage is likely to be caused by you or your party. We can also repossess the property if damage has already been caused.

You cannot allow more people than you have booked to stay in the property. You may not carry out any form of trade or business from the property, nor may you sub-let any part of the buildings.

The Property is entirely NON-SMOKING, and The Party Leader and Guests agree not to smoke internally. Smoking outside is of course permitted, please do not discard cigarette butts other than in a designated receptacle.

You must allow The Owners access to the property at any time during your stay however forewarning may not be given.
